What goes into a Southwest Florida mortgage payment
Two homes at the same price can have very different payments here. These are the pieces that move it.
Principal & interest
The loan payment itself. It depends on the loan amount, rate and term. A 15-year term has a higher payment but far less total interest than a 30-year.
Property tax
Lee County bills once a year based on assessed value, plus any non-ad valorem assessments. A homestead exemption lowers the taxable value on a primary home.
Homeowners insurance
Wind coverage is a large part of Florida premiums. Roof age, impact windows and a wind mitigation inspection can change the price.
Flood insurance
Lenders require it when a home is in a FEMA Special Flood Hazard Area. Many Cape Coral and Fort Myers homes are, so check the flood zone before you make an offer.
HOA and CDD fees
HOA dues go to the association. A CDD (Community Development District) assessment is common in newer communities and is usually billed with property taxes.
Mortgage insurance
Conventional loans with less than 20% down carry PMI, which can be removed later. FHA loans have their own mortgage insurance premium instead.

Is the interest rate in the calculator a quote?
No. It's an example to show how the payment works. Your actual rate depends on credit, down payment, loan program, property type and market conditions on the day you lock.
Will my property taxes be the same as the seller's?
Often not. Florida's Save Our Homes cap limits yearly increases in assessed value for homesteaded owners, and that cap resets when a home sells. Your first full tax bill can be noticeably higher than the seller's.
Do I need flood insurance?
If the home is in a FEMA Special Flood Hazard Area and you're using a mortgage, the lender will require it. Outside those zones it's optional, but many Southwest Florida owners carry it anyway.
